Land Expropriation and Demolition Affairs

Land expropriation and demolition cover a full range of administrative expropriation scenarios, including collective land acquisition, state-owned land recovery, urban and rural renewal and renovation, and infrastructure construction land requisition, constituting one of the most extensive and dispute-intensive legal service fields. Expropriation projects involve multiple statutory procedures such as land approval, public announcement, household investigation, compensation and resettlement, and relocation and handover, each subject to strict legal regulations. In practice, numerous expropriation and demolition projects suffer from incomplete formalities, non-standard procedures, opaque compensation standards and inadequate resettlement implementation, which seriously infringe upon the legitimate land and housing property rights of expropriated persons. Lacking professional administrative legal knowledge, ordinary citizens cannot identify procedural defects and substantive violations in the expropriation process or effectively challenge unreasonable compensation plans, often resulting in insufficient compensation, omitted compensation items and unfulfilled resettlement benefits.

Collective Land Expropriation Case of 1,102 Villagers in Songjiatan, Lanzhou

This case involved administrative authorities at provincial, municipal and district levels, with the land compensation rights and interests of more than one thousand villagers infringed. Multiple rounds of previous litigation had fallen into a passive situation, and many law firms declined the entrustment due to the huge scale of the case and enormous coordination resistance. The villagers traveled to Beijing to seek help from Lawyer Wang Youyin and Beijing Sheng Yun Law Firm.
After taking over the case, Lawyer Wang Youyin led a special working team to sort out thousands of case files over several months, accurately identifying multiple administrative violations in land expropriation approval, compensation hearings, land area measurement and site clearance procedures. The team simultaneously launched 14 related administrative lawsuits to handle collective public demands and individual resettlement demands separately. Supported by complete legal procedures, we established a regular communication channel between the government and villagers, and finally reached an overall settlement. A total of 310 million yuan of additional compensation was granted to the 1,102 villagers, greatly raising the per-mu land compensation standard and fully safeguarding the residential rights and interests of all villagers.
This case has been cited as a typical reference for collective land expropriation litigation by courts in multiple regions and has been specially reported by mainstream rule-of-law media for many times.
